Slättö enters Copenhagen residential market with first acquisition

Through one of its funds, Slättö has acquired a residential property at Søborg Hovedgade 96 in Copenhagen. Completed in 2017, the asset comprises 53 apartments and six commercial units with a total net lettable area of 6,500 sqm. The acquisition represents Slättö’s first residential investment in Copenhagen and reflects expectations of continued rental and price growth amid limited new supply in the market.

The timing reflects a market in which investor interest is rebuilding faster than supply. In Greater Copenhagen, liquidity has improved and investor conviction has strengthened, while apartment availability is at a ten-year low and the construction pipeline remains muted. With limited competing supply in prime submarkets, competition for high-quality standing residential assets is tightening.

Through one of its funds, Slättö has acquired a modern multifamily property in the Søborg neighborhood of Copenhagen. Completed in 2017, the property comprises 53 residential apartments and six commercial units, with a total net lettable area of 6,500 sqm.

Located on Søborg’s main shopping street, the asset benefits from immediate access to retail, restaurants and essential services. The area is characterized by its proximity to Utterslev Mose, a major nature reserve offering around 10 km of trails, combining urban convenience with recreational access.

The apartments feature efficient layouts, averaging 105 sqm, with a mix of three- and four-room configurations. The building offers high technical standards, including energy rating A, elevator access, 42 parking spaces and balconies for most units, as well as private roof terraces for the penthouse apartments.

The residential segment in Greater Copenhagen represents a conviction market for Slättö, driven by a structural imbalance between supply and demand. Condominium prices in Copenhagen and Søborg have increased by 20 percent over the past twelve months, while the number of owner-occupied flats for sale is at a ten-year low. This supports continued rental and condominium price growth. In addition, the pricing gap between private and institutional markets makes a selective break-up strategy attractive through the sale of individual apartments.

Through its funds, Slättö manages a residential portfolio of approximately 9,000 apartments across Sweden, Finland and Denmark, with a total lettable area of around 476,000 sqm. The portfolio also includes approximately 133,000 sqm of project development.
